Bahria Karachi urgent advice required,

Dear experts
Please let me know if it is worth depositing installments for bahria karachi?i have a 125sq-yards file(old booking) and its 4 installments are paid till now.i bought it at peak price in november last year. Can experts see any jump in prices after ballot on 30th june?

I cannot understand How Bahria operates, for example in bahria lahore…more u pay installments more your file is in minus, however sumone who has paid downpayment only, he can easily sell it on profit.so i am confused what to do.some dealers telling me there wont be any difference after ballot and encouraging me not to pay 5th installment for upcoming balloting.

Early reply from property gurus will be highly appreciated, as you know i only have 2 days to decide.

I know many people here would question integrity of Bahria and it being fraud here, i already have feeling Bahria town is or potentially could be in trouble in wake of changing political scenario in Sindh.so i would appreciate if you give me workable solution rather than cursing Bahria, coz now i do it myself .

Please bear in mind while suggesting my aim is to get exit from Bahria karachi in minimum time..may be with little profit or minimal loss.

Bahria never include those files in Ballot having unpaid installments which are due till Ballot date. Hence, if as per plan 5th installment is due before ballot, You must pay ASAP to get your file balloted and then you can sell the file after ballot which may give you good return depending upon the location.

Further, please keep in mind that Bahria never gives priority or include those files in ballot which have unpaid installments and in result those files get locations in the blocks which gets developed in last.

In this case those files which convert into plots first get the attention of investors and prices go high comparing with the other blocks.

BTK seems to be spending most of its resource in Karachi to make it a success. Lahore/Rawalpindi projects are running at snail pace. Since there are too many 125 yards files, and it is 4 year payment plan. So expect when to get a developed plot.
I guess it's worth taking risk if you want to make good gains else sell. Even today it has own of ~1.5 lacs.

Once it is fully developed, then it will become unaffordable at today's rate and probably will never look back!

See if you can hold for next couple of years.
