In my short trip to Pakistan,
I personally visited on ground realities of Phase 7 and Phase 8. Based on visit and limited knowledge, I share my experience with all of you,
Phase 7 Vs Phase 9
The ballot date of Phase 7 was around somewhere in 2006 I have seen the date on one of the allotment letters of W block plot. After 9 years you can see few houses constructed in Phase 7. So roughly, there is lifespan of 10 years for one phase to develop (Phase 7 area is far less as compared to Phase 9). It will take at least 10 years for Phase 9 to develop. In this time I foresee ups and down may be 1 kanal plot available at a price of 40 lac per kanal in next 5 years time.
Phase 8 S block Vs Phase 7
The location of Phase 8 S block is far more superior to Phase 7 and price difference is not much. Phase 8 S block will eventually surpass all the Phase 7. I believe, it is the best investment one can do. Ideal place to build house and it is undervalued by 50% plot available in bracket of 110 could easily touch 150 in near future.
Phase 7 safe and good investment
Phase 7 upper cutting plots in U and T block were in the range of 100 during my trip 6-18 Jun 2015. I expected this price to rise. Now the price of Phase 7 is rising day by day and especially 10 marla plot prices rose by 8-10 lac within week. 1 kanal plot also has a potential to rise by 20-30% within a span of 6 months.

Summary:
Phase 8 S block (No. 1 choice)
Phase 7 W,U,T or other upper cutting plots (No. 2 choice)
Phase 9 (No way invest after 5 years)
Phase 5 Ext M block (Can also be a good option

How did you exclude Phase 9 from your visits? Your analysis could improve if you had visited Phase 9. DHA Town was balloted 4 years ago and is ready for construction today. DHA has changed its strategy in recent years from single phase development to parallel development. I agree Prism 9 will take a long time for completion but the first 4-5 blocks should expect possession in 4-5 years and are good for investment. The blocks behind will take much longer.

DHA=9 will take more than 8 years to develop
DHA-7 is ready to built a house plus economical

Best gold investment is in Phase 9 Prism 8 Marla Commercial in Z1 or 8 Marla commercial in broadway commercial.

DHA Phase 6 CCA 8 Marla Commercial is now selling at 800-1000 lacs. however, rates during was just 135 to 175 lacs.

Do your own math after only 5-6 years, it has gained almost 6 times.

In Shaa Allah, one can expect 8 Marla on 150 road or broadway commercial to be 1500 lacs in 5-6 years as minimum.
So why not "even" buy today a good location at 550 lacs and gain three times in 5-6 years only. Yes, it is true that gain in Dha phase 6 was enormous for only those who had bought during global economical crunch during 2009/10.

Agreed with Qasim to a greater extent. Phase 6 was all developed in 2009-10 with house construction in few blocks. One cannot compare with phase 9, which is at least 7-8 years away from that milestone.

Market and development was in hibernation for 5 years after phase 7 was balloted.
Prism will all set for construction in 5 years. We have a very different army and dha leadership now.

Overseas Pakistani Adv and Khawaj Qasim Mahmood. Await your assessment on buying an 08 Marla Commercial File instead of a plot (due to capital restraint) in Phase-8 Broadway for holding it for 05 years. I guess it will cost around 375 Lacs now.

It seems that all are promoting their interest where they posses plot.people should not take seriously comments of other.They should use their own mind.The fact is there is no loss in dha investment.its a matter of time.all r good but some r more good what i learned in dha.

Investment in commercial property always return with higher ratio. If affordable then always prefer commercial instead of residential for investment.
investment in residential plot phase 7 upper portion block are best for early return in DHA lahore.

Hot topic Walay pyaray Bhai The "S" block was evaluated as not such a good block in phase 8 to invest because of large number on graveyards in the entire block compared to other blocks of phase 8. This evaluation was done by the headmaster of LRE and my ideal person too that is Mr. CMY. You put phase 8 "S" on top investment priority meaning you don't have indepth knowledge. Peace !

@Ali, I have no knowledge about the commercial

@MS, Phase 8 S block, based on my study there are 2 graveyards (instead of "large number of graveyard" as you mentioned). Out of which 1 is dormit (not active) means it already exist and its our culture not to remove it.
Anyways, buy a plot which is not near graveyard for max return also check the access to the plot should not pass through graveyard. Its location near Main Boulevard is a plus.

Everyone has it own opinion. No one except Allah can tell with 100% surety. It was based on my visit. I saw development work on Phase 8 S block. Phase 7 as we already know possession is open. So think logically Possession Plot at 100 lac whereas Phase 9 Non-Possession (Possession likely after 7-8 years) at 72 lac.

@Snk time is money. If 72 lac plot of Phase 9 can 170 lac after 10 years then there is no profit (if you invest 72 lac in National Savings you get 170 lac after 10 years no risk). So if you take risk in investing in property then gain should be more than National Savings. Thats my judgement. You may differ.
