Can any one explain the difference between an affidavit and numbered file?

You may be trying to ask for deference between affidavit and allocation files.

Affidavit file is a file where 99% legal work is completed and DHA allow land owner to have an easy transfer of available file to any one that could be self and investor or a relative of land owners. Some complication can come up in transfer if you have not received an intimation letter after affidavit transfer. It could be like on record land owner may have old CNIC number and DHA now wants a new CNIC. Or DHA could still hold 1st transfer if same land owner has possession or other legal issue in other deals with DHA. Once you get an intimation letter you are 100 safe just like allocation letter transfer. But If you dont have intimation letter yet you own nothing yet. In DHA Lahore affidavit seller demand money before intimation letter is even issued. In DHA Multan Lahore Reel Estate only pays money AFTER DHA Multan transfer office issue intimation letter. We feel in Lahore its not worth to go for extra risk in affidavit as you may save 10000 to 20000 at max after putting your many millions at risk until you get intimation letter. In DHA Multan affidavit transfer process is lot safer as DHA Multan admin want to protect new buyers more than land sellers that come to DHA via highly experienced and registered land investors.


Allocation file is where 100% legal work is now complete and DHA admin makes a final clear pledge to allot you a plot in some phase for house construction after you pay development charges and DHA developed that phase for you.



Affidavit file is very 1st time transfer of a DHA file after land is given to DHA and it have cleared all legal work and DHA got the possession of the land. Price of affidavit files these days is higher but net cost after transfer is lower due to non payment of CVT etc. You get no sale agreements etc. You pay money and get intimation letter that turns into allocation letter automatically within days.



Once first transfer of file is completed via a affidavit it automatically turns into an allocation file. Any further transfer of this file will now be only called allocation file transfers. Cost of transfer of an allocation file is lower than affidavit file because you have to pay all taxes like CVT etc. Buyers do get lot more paperwork like sale agreement for all allocation file transfers.

To make it simple
Affidavit file is a sort of preliminary file. An iportant step ie land varifcation by patwar khana and legality of is owner is pening. Which can take 6 weeks in 90 % case (but may never happen if there is legal issue)
The allocation file is that which is already passed that process and now can be tranferred in 2 days.
Numbered file is not usual term make sure that someone is not tyrying to fool you and selling affidavit file

Jameel sahib in DHA Lahore or Multan an affidavit is only issued AFTER file land is cleared from patwar khana registery intikal possession to DHA is completed. Once affidavit transfer voucher is issued normally no complications should appear. DHA.
land brach just double chech if land owners don't have any issues in his other pending deals with DHA.
