Dear All – I have a quick question. Why is it that the price of 1 kanal plot in Parkview or Air Avenue are not as high as one would expect even though the location is superb. For example, an average Parkview plot is available between 125 lacs with a good location plot around 150. Air Avenue is even cheaper.

When you compare the rates of these socieities to DHA 6 where an average plot is 170 and a good location plot is 220 or even phase 7 where an average plot is 110 with a top plot already touching 140 (no homes there yet), I am unsure of what is the reason. Some people have said that the development of phase 6 and 7 is far more superior to Park View and Air Avenue (even though there location is far better).

I just want to understand the general view.

The answer to your question is in name.. Parkview / Air avenue. It is not proper phase 8, someone wrote before thats these two are stepchild of DHA and i totally totally agree. Talk about me, i will prefer to buy 10 marla in proper dha phase rather thn buying kanal or 2 kanal in rahbar, air or parkview

Adopted child of DHA. Neglected same as adopted others baby. Till of take over no development there.

From the history
DHA proper have more market value
Park view and air avenue were not developed by DHA but taken over later they have location advatage but later go big set back that lrr did not allow any underpass infront of lahore air port
Dha rahber is just a ciusion of dha was rangaers society ancd totally developed by them eme was also separat entity
However it is only market perception you need not to agree it

I believe, you don't have any clue of the matter and are just expressing your wishful thoughts as the logical reasons.

Your self-assumed argumnets may keep you happy, but at the end all the area beyond airport is DHA (DHA has no second wife or step child). And Air Avenue and Park View are the best locations amongst all of DHA-6, DHA-7 and DHA-8. This what the ground reality is, and this is what would make the diffrenec in values after say 3 /4 years.

I love the location of Parkview. As far as development is concerned, it is reasonably good by all standards. Parkview is not a thoroughfare so there will be no traffic congestion as compared to other phases of DHA. I already have 1 Kanal plot there and planning to buy another one. I don't pay attention to negative propaganda. On the other hand, DHA 8 proper is also very good if you want to construct a deep swimming pool on your plot!

More frequent visitor, dont take it personaly bro!! if u have investment in air , park or rahbar.. it will give u profit too... but comparing it with proper DHA is foolish of u.. enjoy and keep calm in Ramadan ;)

There are people, who try to sell their mitti by calling it Sona.... May b they will find some buyers but not on this forum.... i will pray that when he sells his sona(parkview or Air), he will get better price thn Phase 8 :P

Brothers,

I have not lost my temper at all- I am cool. I was just trying to discourage pseudo arguments like 'step child', sona or mitti etc.

For any plot, the most important factor that counts is location. Rest all is subsequent. And in location, no other phase of DHA can beat Air Avenue or Park View.

I am not AT ALL selling my plot; I am rather thinking to buy one more. Everyone has the right to make his choice - so please make your choice, but do not make others Sona or Mitti ....
