Suggest best dha commercial investment for 375 lacs for 3 years??

Phase 9 commercial has great potential, especially due to attractive location within the phase and access to a much larger population base (given the massive number of plots in phase 9)

Keep in mind that residential of phase 9 will at least take 7-8 years to get developed and without residential area, commercial has no value.

Info - commercial becomes more valuable when the residential areas are developed. However, the price appreciation happen continuously with the development activity. Phase 6 is now fully developed so good 4 marla commercial plots are for 8 crores..Phase 9 commercial is going to be even higher when it fully develops in say 5-6 years

Actually price of commercial stagnates without residential and this has happened in case of all DHA commercials and even Bahria commercial.

Thanks info but don't fully agree with your comment. Prices don't have a binary trend ie increasing from 20 million to 80 million in a year - there is always a trend. That said - I agree with you that there are sharper increases once the residential activity fully picks up - which I categorize as additional upside. Phase 8 commercial Broadway is a good opportunity too - but good location plots as opposed to files.

Add another 125 to 150 lacs and go for 8 Marla commercial in CZ1 facing 150 ft road.
As CMY said prior to balloting that phase 9 commercial will be a winner as now dha has learned from phase 6 to avoid smaller size commercials .. So if phase 6 4 Marla for good location is 8 crore plus then one should easily anticipate for 8 Marla on CZ1 to get beyond 14 crore mark up after development is completed .
But one has to wait for another 5-8 years to get this added capital gain.

You will not get good location in phase 8 commercial for 5 crore or 3.75 crore. All options are these prices are boundary locations.. You must clearly understand the basic rule in commercial business and that is location location location

Commercials depends on population. Keep it in mind you will only be having a running business when area is fully developed. You should think when DHA-9 will get developed before buying a commercial.

Developers are creating more commercials and selling small area on high price and innocent people are getting trapped. DHA-9 commercial is good if you are buying for next generation.

Phase 8 - Commercial Broadway is also good, but in my opinion not as good as Phase 9 commercial plots (civix zone 1, 2 and oval complex).. That said, Phase 8 commercial broadway has good potential too. My recommendation would be phase 9 commercial - once the price stabilizes

Thanks Ali A and you can always disagree with me but getting around 2.5 times the return in 10 years for phase 9 commercial aren't good returns in my opinion.

Let me just give one example that phase 8 Broadway was launched in 2004 at very high price and it has only one 8 Marla building on rent (Meezan bank) after 11 years. That's the reason there are always 15-20 Broadway commercial plots on sale at one time. It doesn't directly cater to any residential area and that's why price increase has been slow as compared to phase 6 CCA or MB. In 2011, phase 6 commercial 8 Marla was 270 lacs while Broadway 8 Marla was 325 lacs. Now CCA 6 commercial 8 Marla facing parking is around 1200 lacs while that of Broadway is around 900. Similar is the case with MB phase 6 and rent potential in phase 6 CCA is much higher.

Actually this cycle of development has been followed in all DHA phases and there is no reason that why it wouldn't be followed this time. Just look at the prices of phase 7 commercial in the last 3 months and you may be surprised to find out the gains. Phase 9 time may arrive but it isn't the right time to invest in phase 9 commercial at this time in my opinion. Regards.

Prism commercials will serve 25000 plots. Broadway commercials dont even have 250 plots to serve. CCA in DHA8 to serve DHA8 all plots.

Prism commercial prices rose close to 100% in past year. How much Broadway commercials lost in one year.

Prism partial possession to start 3 years from today with fast track development. Ending will full possessions at max 5 to 7 years.

Z1 commercial plots of Prism will serve Askari 11 and DHA town and Prism developed blocks A B C D P Q R due to fast track in three years from now. DHA to offer start giving possession in parts like it gave possession in R P of DHA7 etc.

Hot cake will be CZ1... Let's review the below facts
1- CZ1 first to get possession due to earlier development of adjacent phases in Prism like LRE mentioned A,D,C,B,P and Q
2- CZ1 is next to golf course
3- CZ1 is next to only 2 kanal houses in Prism
4- CZ1 has four 150 ft roads connecting just like oval complex
5- CZ1 has highest number of 8 Marla commercial plots
6- CZ1 has close proximity to Dha town and Askari

But as I said before Location is a key... Only go for main road 8 Marla facing 150 ft road.

Prism Civic Zone plot range #1 to #61 are gold mines. Best locations to invest and build a 7-8 floor plaza. Or just hold for capital gains. Price will easily top 12 crores in 5 years. Close to block A & Q, Golf course, on 150" road, in proximity of DHA water park etc - there's nothing that can go wrong with these golden plots. I believe these are available at 5 crore at the moment. Add another 125 and go for these. You wont have to worry about cash flow for the rest of your life if you build a plaza here later on :)

Hi All, Great discussion on commercial and very informative. I have 8 marla Commercial on CZ1 Phase 9 on 150 foot road. Now I am thinking of getting a 4 Marla for investment at around 2 Crore budget.

Any suggestions ? Should I go for phase 9 or go for 7 ? I will plan to build inshallah.

In some one has budget and time of three to five years, phase 9 Z1&Z2 commercial 8 marla are much better choice of DHA investment.
Main 150 fit road 8 marla plots are first choice and main 80 fit road plot of 8 marla commercial also good with batter prices.
