Investment Advise Phase 7 and Prism,

Dear Jameel Sb and other property Gurus
I have around 2 crores to invest in property and am looking for your advise regarding best possible investment for around 3 years time. I want your opinions regarding the below options

1) Two good location 1 Kanal plots in Phase 7 non-possession blocks T, X or Z1
2) Two good location 1 Kanal plots in Prism
3) 1 good location plot in Prism and one good location in a possession area of phase 7 such as W and S.

Also please advise when is the possession expected for non-possession blocks of Phase 7 and any risk involved in investing there?

I am not a guru, but if I was you, I would have gone for #2 and would go for 1 kanal DHA Multan with remaining amount.

most secure and maximum gain Z1 ,X and Y phase 7 . mark the date and check only after 6 months

Phase-7 T & U blocks also have possession. U can buy two One Kanal possession plots in these blocks within 210-215 Lacs budget. BTW, i agree with Mr. Abdullah comments

Hamad why do you think that Prism prices will gain more than Phase 7 in 3 years time? Please share your opinion. Thanks
BTW I also agree with ABdullah regarding Z1 and Y blocks. They can be hidden gem especially due to their close proximity with the Lahore Knowledge Park housing well known national and international universities and R&D centers.

If you can add some money buy Oval Complex commercial of 4 marla as it far better than all 3 options above. Option 3 will work best in your case if budget cant be increased.

In case of market rise you will gain strong in Prism and can expect average gain in DHA7 after possession of all its blocks.

In case of profit taking or dull market in near future DHA7 wont lose any money as its on ground and have not gained as good as Prism in past few months so you are are well protected.

Promise now that you will buy your plots for Lahore Real Estate only for this free tip :)

As I mentioned earlier, I am not a property guru.
I bought 10 marla plot in Parkview around 2006 for about 22 lacs, which was took over by DHA, moved and renamed as phase 7, and I have paid 9 lac development charges on it. During this whole time, phase 7 has not gained much, actually overall I lost a lot.
On other side, one of my friend got file in phase 8 about 4 years ago and he gained around double or even more.
In short, my experience with phase 7 is not good and I think it's location is not attractive.
