The government of Pakistan has officially announced a groundbreaking notification regarding the construction industry, introducing the Markup Subsidy and Risk Sharing Scheme for Affordable Housing Finance. This initiative is set to revolutionize the Lahore Real Estate market and the broader national property sector by introducing a mortgage system similar to developed Western economies.

One of the most significant updates in this scheme is the massive increase in the loan ceiling. Previously capped at 35 lakh, citizens can now avail of loans up to 1 crore PKR for house construction if they own a plot. Furthermore, the interest rate has been simplified and reduced to a flat, fixed 5 percent for a 10-year period, providing much-needed financial stability for homeowners. Even those who borrowed under previous schemes at higher rates will be automatically transitioned to this lower 5 percent rate to ensure they benefit from the new policy.

The eligibility criteria have also expanded significantly. While the previous limit was restricted to 5-marla plots, the new policy now covers houses up to 10 marla and apartments up to 1500 square feet. This expansion ensures that a larger segment of the middle class can benefit from affordable housing finance. The government has set an ambitious target to finance 500,000 houses over the next four years, backed by a staggering 321 billion PKR subsidy.

For investors and homebuyers in Lahore Real Estate, this scheme brings ease of access. Applications are processed without bank fees, provided the property is located in an NOC-approved society such as DHA or LDA-sanctioned projects, or if the registry is in the owner’s name. By stimulating the construction sector, the government aims to jumpstart over 50 allied industries, driving the national GDP growth toward a 5 percent target. With further tax reductions expected soon, bringing transaction costs down to 1 percent, the future of property investment in Pakistan looks brighter than ever.

حکومتِ پاکستان نے کنسٹرکشن سیکٹر کے لیے ایک بڑے ریلیف پیکج کا اعلان کیا ہے جس کا نام “مارک اپ سبسڈی اینڈ رسک شیئرنگ اسکیم” رکھا گیا ہے۔ اس اسکیم کا مقصد پاکستان میں گھروں کی تعمیر کے لیے مالی معاونت فراہم کرنا ہے، جو خاص طور پر Lahore Real Estate کے سرمایہ کاروں اور عام شہریوں کے لیے ایک بڑی خوشخبری ہے۔

اس نئی پالیسی کے تحت قرض کی حد 35 لاکھ سے بڑھا کر 1 کروڑ روپے کر دی گئی ہے۔ اب وہ تمام افراد جن کے پاس اپنا پلاٹ ہے، وہ تعمیرات کے لیے ایک کروڑ تک کا قرض لے سکتے ہیں۔ سود کی شرح کو بھی فلیٹ 5 فیصد کر دیا گیا ہے جو کہ اگلے 10 سالوں کے لیے فکس رہے گی۔ اس کے علاوہ، پہلے یہ سہولت صرف 5 مرلہ تک محدود تھی، لیکن اب 10 مرلہ کے مکانات اور 1500 اسکوائر فٹ کے اپارٹمنٹس کے لیے بھی قرض حاصل کیا جا سکتا ہے۔

حکومت نے اگلے چار سالوں میں 5 لاکھ گھروں کو فنانس کرنے کا ہدف رکھا ہے، جس کے لیے 321 ارب روپے کی بھاری سبسڈی مختص کی گئی ہے۔ یہ قرضہ 20 سال تک کی مدت کے لیے لیا جا سکتا ہے، جس سے ماہانہ قسطیں انتہائی کم اور قابلِ برداشت ہو جائیں گی۔ اس اسکیم سے فائدہ اٹھانے کے لیے ضروری ہے کہ آپ کا پلاٹ DHA یا LDA سے منظور شدہ سوسائٹی میں ہو یا اس کی رجسٹری آپ کے نام پر ہو۔ اس اقدام سے ملک کی 50 سے زائد صنعتیں چلیں گی اور معیشت میں واضح بہتری آئے گی۔
