DHA Peshawar Price Analysis After March 25 Ballot: Block A, J, H & Prism Development Updates

The recent DHA Peshawar ballot held on March 25 has brought significant updates for investors and buyers. This ballot included residential categories of 5 Marla, 10 Marla, and 1 Kanal across multiple sectors, including Block A, Block B, Block C, Block E, Block H, Block G2, Block J, and Block I.

Market Price Analysis post-Ballot:

  • 1 Kanal Plots:

    • Block A & B: Possession plots in Block A are trading between 185 to 190 lakhs. For newly balloted non-possession plots, expect a deduction of 25-30 lakhs from the market rate. Block B remains slightly higher, ranging between 190 to 200 lakhs for possession areas.

    • Block J & I: These blocks are closely linked in value. Smaller plot numbers in Block J are valued between 95 to 100 lakhs, while larger numbers range from 90 to 95 lakhs.

    • Block H & G2: Since specific locations are still being defined, the current market estimate is between 90 to 95 lakhs.

  • 5 Marla Plots:

    • Prism & G1: Possession plots are currently priced between 95 to 100 lakhs.

    • Block F: Offers a more budget-friendly entry point with rates ranging from 55 to 60 lakhs.

  • 10 Marla Plots:

    • Block H: The total cost (Land + Profit + Development Charges) settles around 75 to 80 lakhs.

    • Block G: Remains a high-demand sector with “own” (profit) levels reaching 80 to 85 lakhs.

DHA Peshawar continues to be a unique market where rates are calculated based on a combination of land cost, development charges, and plot number series. As development progresses in the Prism and newer blocks, price appreciation is expected to continue.

  • 10 مرلہ: بلاک ایچ میں کل قیمت بشمول ڈویلپمنٹ چارجز 75 سے 80 لاکھ کے قریب بنتی ہے۔
