The real estate sector in Pakistan has always been a focal point for both local and overseas investors, and DHA Peshawar stands out as one of the most promising chapters in this narrative. With the official announcement of the next ballot scheduled for May 15, 2026, the market is buzzing with activity. This development is not just a routine procedure; it is a critical window for file holders to transition into plot owners, significantly impacting the valuation of their assets.

The Critical Importance of the May 15 Ballot

The upcoming ballot is a second chance for many. A significant number of files were excluded from the previous March 25 ballot because members had failed to clear their development charges. DHA Peshawar management has taken a proactive stance by issuing formal notifications to all such members. The message is clear: settle your outstanding dues immediately or face the risk of plot cancellation.

In real estate, “allocation” is just the beginning. The real value is unlocked during the “balloting” phase where a file is assigned a specific plot number. Data from the previous ballot shows a stark contrast in pricing. For instance, in E Block, files that were trading at approximately 90 Lakh saw an immediate jump of nearly 10 million (1 Crore) upon being successfully balloted. Conversely, files that missed the ballot due to non-payment saw their market value stagnate or return to the basic cost of land, currently around 6.7 million.

Analyzing Block-Wise Market Rates

DHA Peshawar is divided into several sectors, each offering different value propositions based on development status and location.

Sector A and Sector C: The Premium Choice

Sectors A and C are currently the most sought-after. The minimum rate for a 1 Kanal plot in these blocks has stabilized at 1.90 Crore (19 million). However, the ceiling is much higher. For premium locations—such as corner plots, those on double roads, or those with a “South Open” or “Park Facing” orientation—the asking price is reaching up to 3.50 Crore. This reflects a growing confidence among high-end buyers and end-users who prioritize location above all else.

Sector B: The Balanced Investment

In Sector B, the market is equally vibrant. Minimum rates hover around 2.00 to 2.05 Crore, while maximum demands for choice plots are crossing the 3.50 Crore mark. The price parity between A, B, and C indicates a uniform development standard that DHA is maintaining across its core phases.

The Prism: Future-Proofing Your Portfolio

The Prism sector offers a slightly more accessible entry point for 1 Kanal investors. Minimum rates are currently between 1.80 and 1.85 Crore. For plots where only the cost of land is considered (unballoted or specific categories), prices range from 2.30 to 2.40 Crore. As development progresses, Prism is expected to narrow the price gap with the older sectors.

5 Marla and 10 Marla Categories

For the smaller investor, the 5 Marla category remains a hot favorite. In sectors like F Block, where maps are still being finalized, the minimum rate is around 55 Lakh. Depending on the plot number and proximity to main boulevards, these prices go up to 65 Lakh. In H Block, we are seeing an ‘own’ or premium of 35 to 40 Lakh, while G Block maintains a higher premium of 80 to 85 Lakh.

Why Now is the “Golden Time” to Buy

Market dynamics in DHA Peshawar are currently in a “buyer’s phase.” While inquiries from potential buyers are surging, smart sellers are holding onto their inventory in anticipation of the May 15 ballot. History serves as a great teacher; during the 2019-2020 cycle, those who invested just before the market took off realized massive capital gains.

We are seeing a similar pattern now. Whether you are looking at 5 Marla, 10 Marla, 1 Kanal, or Commercial properties, the current price points represent a “dip” before the next inevitable climb. For builders and end-users, this is the ideal time to secure land at prices that will likely be unavailable once the ballot results are announced and development moves into the final stages.

Strategic Advice for Investors

  1. Clear Dues Immediately: Do not let your investment go to waste. Ensure all development charges are paid to secure your spot in the May 15 ballot.

  2. Focus on Plot Numbers: In sectors like I Block and J Block, the plot number is everything. A smaller (lower) plot number often commands a significantly higher price (up to 1 Crore) compared to larger numbers.

  3. End-User Entry: If you plan on building a home within the next 12-24 months, buying now saves you from the “ballot premium” that will be added post-May.
