January 2026 DHA File Rates: Lahore Phase 10 & 13, Quetta, Multan & Lahore Smart City
Assalam-o-Alaikum viewers. Today I will share the closing rates of files with you. I will try to cover the projects I am dealing in within this short video. Talking about prices, there has been a correction in file prices. In DHA Quetta, the price has dropped by 25,000. Currently, the Barcode Affidavit is available at 25.25 Lakh. The 10 Marla file is at 1,705,000, while the 10 Marla allocation is currently available at 1,440,000. Talking about the Open Affidavit, it is available at 32.5 Lakh.
Next, talking about DHA Lahore Phase 10 and 13. In DHA Lahore Phase 10, the 5 Marla allocation file is at 27 Lakh. Regarding the Affidavit, it is at 28.5 Lakh. If we talk about 1 Kanal, the Affidavit file is at 89 Lakh, while the allocation stands at 3,875,000. The 4 Marla commercial allocation file is at 134 Lakh, while the Affidavit is at 138 Lakh in the market. Due to demand and supply factors, variations occur in prices, especially in files because files are of one type and sold across Pakistan, depending on buying and selling.
Talking about DHA Lahore Phase 13, the 5 Marla file is at 31.5 Lakh, 10 Marla is at 25.9 Lakh, and the 1 Kanal file is available at 59 Lakh. There has been depreciation in the Phase 13 1 Kanal file. There are a very limited number of files. When buyers are generated in the market, because there is a difference of about 25 Lakh between Phase 13 and Phase 10, the demand for Phase 13 increased, and we saw an increase in 1 Kanal prices.
Next, in Lake City Meadows, there has been a gain in prices. The 8 Marla residential is now at 75.8 Lakh, which was around 65 Lakh two months ago. Similarly, the 4 Marla residential is now at 34 plus-minus, which was at 29 before. Both have seen appreciation. This is a positive sign; demand has been created by people, leading to improvement.
Next, regarding Lahore Smart City and Capital Smart City. Fresh bookings for Capital Smart City Phase 2 and Phase 3 are available at discount prices. You can consider these for 5 Marla, 7 Marla, 10 Marla, and 1 Kanal residential. In Lahore Smart City, we have possession plots available. There are also developed but non-possession plots, which are great investment opportunities, especially in Overseas West Sectors A and B. If you want to build a house, Overseas Prime offers 5 Marla, 10 Marla, and 1 Kanal plots with possession, where families are already living in a safe environment.
Talking about DHA Multan, prices haven’t depreciated much despite the recession. There is an excellent investment opportunity from 5 Marla to 1 Kanal in different blocks depending on your budget. Buyers and investors are active in DHA Multan. Starting from 2015 to 2026, DHA Multan has shown the fastest development. Thousands of Kanals have been developed and possession given in a short span of 10 years. The development level is top-of-the-line. DHA Multan is the best project in South Punjab for overseas Pakistanis or locals.
