Let me give you the commercial update of DHA Phase 9 Prism. Viewers, at this time, today is July 11th, and it is Saturday. In the last week, I told you in detail about the residential plots, their rates, and updates. Today, I will update you regarding the commercials. I will tell you briefly.

If we talk about Zone 1, where the numbering is from 1 to 61, some people are demanding 23, some 25, and some are asking 26. The buyer availability is happening around 21 to 22. This is the current situation. If we talk about the backside, for example, a corner plot here is being quoted at 15.75, and there is a plot in front of the parking at number 164 demanding 12.40. Let’s discuss what is available inside. The plots that have already been sold are gone, and those were the old rates. I will share the current active status.

If we talk about 4 Marla plots here, last time they sold at 6.30. Now, an availability of a plot is coming at 7.75. So right now, you will get a 4 Marla commercial plot in the range of 7 Crore to 8 Crore if any confirmation happens. There is no other confirmation apart from this. These are the two confirmed plots I have shared with you for sale.

For 8 Marla, more availability could occur, but the serious ones with direct, one-on-one meetings available are the ones I have shared. Now, let’s talk about Zone 2. Currently, there is no active availability for 8 Marla plots in Zone 2. However, there has been a significant jump in prices here. You will find availability here starting from 10 Crore plus, ranging between 10 to 11 Crore, and up to 12 Crore. You won’t find anything below this. Two plazas are also being constructed here, which I can show you. These are under-construction commercial plots, built up to three stories. This is the only ongoing construction in Phase 9 Prism commercial sector right now, specifically on plot numbers 37 and 38.

For 4 Marla plots in Zone 2, availability will dictate its own rate. One plot facing nothing is demanding 8 Crore. Even without a prime facing, the rate has touched 8 Crore here. Interestingly, back in December and January, 8 Marla plots were selling for 8 Crore in this very area. You can see the huge price jump yourself. On this side, plots have sold from 8 Crore up to 10 Crore. I am not aware of any direct trades on the main boulevard, but they are demanding very high prices there. Previously they were asking 18 Crore, but now the demand has reached 24 to 25 Crore. This shows the growth in Zone 1 and Zone 2.

Now for Zone 3. In this portion, there hasn’t been massive growth. Earlier people asked for 2.75, and now they demand 3 Crore plus. However, this area faces a village pocket, and there are some specific plots like numbers 190, 192, and the 130 series that cause a bit of disturbance, though the rest is clear. We sold a plot here last time for 5.25, but currently, there is no availability. If something comes up, confirmation will happen between 3.75 to 4 Crore. On the Main Boulevard, the rate is around 7 to 8 Crore, but there is no direct confirmation. In the 8 Marla category, a plot has sold up to 13 Crore. It is uncertain where the next transaction will connect—whether at 14 Crore or 15 Crore. On the back side, the rate is around 8.5 to 9 Crore if any plot is available.

Let’s discuss the Oval Commercial. For the outer plots, like number 47, it is selling for 5.15. On the inner side, a plot is available at 6.45. Another plot, number 148, is demanding 5 Crore 25 Lakh. This means outer plots are available between 5.25 Crore to 5.50 Crore, while the inner plots are in the range of 6 Crore plus. Nothing is available below this. Zone 1 and Zone 2 have seen more gain compared to the Oval outer area. However, the inner Oval plots have jumped from 5.50 Crore to over 6 Crore.

Now, let’s talk about Zone 4 (previously known as the E-block commercial). The C-side and the A-side have seen a massive price gain. On the C-side, plot number 140 is demanding 4.40. Plot numbers 147 and 154 are demanding 4.50. Plot number 132 is demanding 3.85. In another portion, plot number 175 is asking 4 Crore, number 200 is at 4.25, and number 207 is at 4.25. Corner plot number 211, which has massive parking space, is demanding 6 Crore. No major activity has happened on the main boulevard here yet. Rates in this sector have jumped rapidly from 2.75 Crore and 3.25 Crore up to the 3.75 and 4 Crore range. Previously, plots in this specific strip wouldn’t even sell for 3.25 Crore. Now, plot number 145 on the C-side is also demanding 4 Crore.

In the B-block, we will see plots coming up for sale soon from landowners, and the market rate will be determined then. Here are a few active availabilities to give you a clear price idea: In the J-block, plot number 48 has a demand of 3 Crore, and we can try to close it around 3.25 Crore. This is one of the cheapest options. Plot number 67 is confirmed at 2 Crore 50 Lakh. This is currently an off-ground plot. The authority has not developed this specific spot yet, making it the cheapest commercial option available at this moment. In the N-sector, plot number 16 is demanding 3 Crore. In the R-block, plot number 139 (located on the parking) has a confirmed deal at around 5.25 Crore. This is a great deal on the main road if confirmed.

Overall, to secure a good commercial plot, you need a budget starting from 3 Crore plus, mostly ranging between 3 to 4 Crore. If you want to invest in the Main Zone commercials, 4 Marla plots are hard to catch under 7 Crore plus, and outer plots are over 6 Crore plus. You can still find some outer options around 5 Crore. In Zone 3, the prime locations are expensive, while the minor ones remain lower.

There are many commercial blocks like D-block where a 150-foot plot recently sold for 5.25 Crore, but currently, no active confirmations exist. Many plots in these commercial blocks have not been allotted yet. Once allotted, trading will speed up. The authority has set up containers for dealers in these areas. Blocks like H, K, L, M, N, P, A, and C still have a lot of allotments pending where files can be adjusted. File holders who bought at higher rates are desperate to know when allotments will happen. Currently, there is no official confirmation or positive timeline from the authority. When it happens, those who get good locations will see massive returns. This was the commercial update.
