After a long time, the effort is to move on because with the passage of time, I have updated many times. It is not that I had completely left Phase 13; it was going along. But usually, we move towards the phase where clients and investors focus more. However, we look after Phase 13 simultaneously. It is not at all a dead project. There are rumors about whether there is a buyer or seller, or if the project will be delivered. I do not believe in these rumors. The main thing is that Lahore Phase 13 is owned by DHA Lahore. If they didn’t own it, they wouldn’t proceed with transfers or issue allocation letters. Today, there is a buyer in the market but no seller. Phase 13 is compared with Phase 10. If Phase 10 is positive, Phase 13 also starts becoming positive. Positivity starts from Lahore and then spreads to Gujranwala, Quetta, and Peshawar. As Phase 10 increased, Phase 13 also increased. I wanted to update you on where Phase 13 stands and the price increases. We will discuss if buying now is good for short or long term. There are three sizes of residential files: 5 Marla, 10 Marla, and 1 Kanal. These are cash files, not installments. In Lahore, Phase 13 has the lowest rates. Commercials are not available yet. 5 Marla reached a maximum of 45 lacs; today it is between 21.50 to 22 lacs. Prices change every few hours when the market is positive. 5 Marla was at 18 lacs two weeks ago and jumped to 21.50. My assessment is it should be between 27 to 28 lacs. For those with a low budget, I strongly recommend 5 Marla allocation files. 10 Marla was at 29 lacs three weeks ago; its maximum was 70 lacs. Today, it is hard to find even at 33 lacs. 1 Kanal lower end was 52 lacs and went up to 1.25 crore. In Ramadan 2025, it was at 90 lacs; today it is hard to find at 56 lacs. Once it crosses 6 million, availability will start. Investors only sell when they aren’t in a heavy loss. It is a safe and secure project. If not satisfied, you can go for Phase 10 or other cities, but compared to private societies, Phase 13 is at a very low end and is a great buy. For buying or selling, you can contact us. Take care.
