Residential Plot Files

5 Marla and 7 Marla Files

  • 5 Marla File: The current rate has dropped slightly over the past week. The latest price for a 5 Marla Affidavit file is PKR 38 lakh, and the allocation file rate is PKR 34 lakh.
  • 7 Marla File: The rate for a 7 Marla file has also decreased. The current rate is PKR 51 lakh.

On-Ground Plots

  • 5 Marla Plots: Prices range from PKR 38 lakh to PKR 50 lakh, depending on the location.
  • 7 Marla Plots: Prices range from PKR 60-65 lakh to PKR 75 lakh, based on location.

These plots have development charges, with 5 Marla plots having around PKR 14 lakh due, and 7 Marla plots having around PKR 18 lakh due.

Development Progress

Development is rapidly progressing, with around 30-35% of on-ground development completed. It’s expected that within the next year, all development will be completed, including the construction of bridges for better access.

10 Marla and 1 Kanal Plots

  • 10 Marla Plots: Prices range from PKR 1.4 crore to PKR 2.5 crore, depending on the location.
  • 1 Kanal Plots: Prices start from PKR 1.75 crore and can go up to PKR 5.50 crore, location-wise.

Residential Area Growth

For both 10 Marla and 1 Kanal plots, around 35-40% of the area is already populated. The population is increasing rapidly with each passing day.

Amenities and Infrastructure

DHA Phase 7 is well-equipped with amenities such as:

  • Petrol Pumps: Operational
  • McDonald’s: Open
  • Carrefour: Available
  • Banks: Established
  • Bakeries: Operational
  • Mosques and Parks: Completed

Commercial Plot Files

4 Marla Commercial File

  • Allocation File: The current rate is PKR 1.45 crore.
  • Affidavit File: The current rate is PKR 1.70 crore.

The rate is expected to improve as investors hold onto their files, and market allocations remain low. Commercial investment in Phase 7 is still considered very promising, with long-term gains anticipated.
